just sim?

ok, i've got the rosters loaded and all set, but i'm not seeing anywhere to actually play a game?.....just sim..that can't be right can it? is this sim only?

Are you managing a team? If not, go to the Manager menu, choose Options, check the box for Commissioner mode, then go to Manager menu, Available Jobs, and hire yourself as the GM of a team. Then get out of Commish mode and you'll be able to play games.

i'm new to this also...
was just wondering if the majority of people who play sim their games or play them out...

If you search the forum, you can find lots of topics on that including a few polls. IMO, I think it falls into roughly two camps. Those that want to get into the in-game management and manage some or all of the game (you'll see that some sim a few innings and play out last few), and those that are looking to get through seasons and see how their players/team do over the years. Kinda depends on what you're looking for.

Yep. There's a pretty wide range of what you can do with this game.
